POLICY

Article 1. Applicable regulations


These general conditions of sale form an integral part of the accommodation contract, which is subject to the status of assisted living facilities without any possibility of staying in the premises (possibility of domiciliation since the student's accommodation is considered to be the main residence). They prevail over any other condition.

Article 2. Reservation


The reservation in a UXCO Student residence is only valid after acceptance of the Client's reservation by UXCO Student. It is subject to the payment of administration fees and a security deposit collected upon signature of the lease contract (depending on length of stay). It is reimbursed to the resident only to the extent that no deterioration is noted during the inventory of fixtures and if it is up to date with its receivables. The security deposit will be refunded within one or two months of leaving the premises in accordance with the law.

Confirmation of acceptance of the application remains at the sole discretion of UXCO Student.

In addition, to be firm and final, the reservation must be guaranteed by a physical, bank guarantee or be followed by the payment of a deposit. Other possibilities can exist through partnership agreements with companies for example which would engage their responsibility.

Different conditions may apply for promotional rates. In this case, the special features mentioned under the price description on the reservation page prevail over the conditions mentioned above.

Payment by check is not accepted.

Article 3. Price


The prices only include the provision of an apartment.

Prices are subject to change without notice and optional services are not included in the price.

The prices are calculated with a VAT rate of 10%, (subject to the variation of the VAT increase). They do not include the housing tax or the household waste tax.

Administration fees may be invoiced (see tariff conditions displayed in accordance with the legislation).

Payment must be made within the first 5 days of the month.

In the event of non-payment, the claim will be claimed from the surety

The recovery of sums for which the resident would be liable to UXCO Student, for any reason whatsoever, may be pursued by any legal process. The accommodation is considered occupied as long as the inventory of fixtures has not been produced in a contradictory manner and the keys have not been handed over.

Article 4. Modification of reservation or length of stay


Any modification of the stay or any request for cancellation must be notified to the lessor in writing (email, fax, mail) and may result in additional booking fees.

Fee details:

- Up to 7 days after booking: No charge

- Up to 1 month before the scheduled entry date: 50% of the application fees

- Up to 15 days before the scheduled entry date: 100% of the booking fees

- Up to 7 days before the scheduled entry date: 100% of the booking fees + ½ month rent

- Beyond: 100% of the administrative fees + 1 month's rent

Subject to availability and at the discretion of UXCO Student, the length of stay can be extended without obligation to stay in the same apartment or at the same price.

In the event of an accepted extension of stay and the application of a new price, it will be applicable from the date of acceptance of the file by UXCO Student and the signing of a new lease.

For reservations made online, in accordance with article L121-21 of the Consumer Code issued from the Hamon law of 17/03/2014, the withdrawal period without any costs is 14 days.

Article 5. Obligations of the resident


The resident must take out insurance covering civil liability and rental risk with well-known insurance, and provide proof of this on any UXCO Student request (for any stay equal to or greater than 6 months).

In case of non-production of the insurance certificate, UXCO Student will implement the cancellation clause one month after an insurance order remains unsuccessful, allowing it to terminate the contract for lack of insurance.

Having a partnership with UXCO Student, offers you. The resident has no obligation to take out insurance with this firm.

Only the resident can occupy the premises. He may not divest himself of his accommodation for the benefit of a third party, even for a short period, or lend it to a third person without the prior consent of UXCO Student.

Authorized access can only be exercised in the presence of the resident. Any visitor can be asked to declare his identity to the guardian and justify his presence.

The resident cannot receive mail for third parties. He must change his address as soon as he leaves.

The apartment will be made available to the resident in good repair. The resident will use the leased premises and their facilities reasonably.

The resident agrees to respect the other residents, the staff of UXCO Student, the work, the good and the rest of others. He will take care to limit, for his neighbors the noise nuisance for which he and his guests would be responsible, in particular after 10 p.m., including in the common areas and outdoor spaces.

A contradictory inventory will be drawn up between the resident and the lessor on the day of his arrival. It is imperative to complete this document precisely to avoid any further dispute. A contradictory inventory is also drawn up at the exit of the resident. To do this, he must make an appointment with the UXCO Student Manager. Failing this, the lessor will appoint a bailiff to draw up a report on the apartment. It is specified that the costs of the bailiff will be shared by half between the lessor and the resident. The resident is responsible for his apartment as well as the equipment and furniture that furnish it. Any development must be done respecting the apartment and the furniture. Any degradation will result in financial sanctions.

The waste bags must be deposited daily in the containers made available near the building.

The occupation of the premises must be carried out peacefully, in accordance with French law, customs and good customs in accordance with article 7 of the law of 06 July 1989.

UXCO Student cannot be held responsible for thefts committed inside the residence, in common areas, car parks, etc.

Also all residents must properly lock their door.

However, it is strongly recommended that the resident report any mischief which he may be the victim of the residence caretaker.

An inventory appears in each apartment. The resident must check its accuracy and quality as soon as he arrives, and report to the reception or the caretaker in writing (email, fax, mail) any anomaly, missing or damaged items, if any, within 4 hours of arrival.

When the resident leaves, the inventory and the state of cleanliness of the apartment will be checked by UXCO Student and any breach of inventory or damage caused to the apartment will be invoiced to the resident.

The resident authorizes UXCO Student personnel to enter the premises to carry out technical maintenance, security or any emergency measures. In no way does the right of occupancy give residents the right to prohibit access to the management company or the owner of the apartment in their apartment for maintenance purposes, for reasons of security of goods and people, reasons of hygiene, or to verify the correct application of these or the internal regulations.

Unauthorized posting in the common areas and in the general enclosure of the residence is prohibited outside the spaces provided for this purpose.

Article 6. Complaints


In the event of a complaint or difficulty encountered during your stay, we advise you to notify UXCO Student, the manager of the residence or any person duly identified as such so that a solution can be quickly found.

UXCO Student does not cover the reimbursement of telephone calls or the postage or registered mail costs inherent in your requests, even if they are justified.

Article 7. Liability

UXCO Student' responsibility cannot be sought if the resident exceeds the accommodation capacity of the apartment.

The provisions of article 1952 et seq. Of the Civil Code relating to hoteliers are not applicable.

The resident is responsible towards other residents for any damage he may cause.

Any damage or loss of the object entrusted to him (in particular a set of keys) will be replaced by UXCO Student at the resident's expense.

The accommodation key may not be reproduced or given to anyone other than the Guardian of the residence or the Manager.

The resident is prohibited from changing the barrel of locks or adding locks to the front door.

In the event of an electronic door closing and opening system, the resident undertakes not to disclose the code, not to lend or exchange the entrusted electronic key.

Article 8. Termination, sanction not renewed


In the event of non-performance of one of its obligations or inappropriate behavior likely to disturb the stay of other occupants, the contract will be automatically terminated without formality and without delay. The resident must immediately leave the premises and may be evicted if necessary with the assistance of the police.

Article 9. Renewal


The renewal of the contract can only be considered if the resident has discharged all of his debts, and that he has not breached these conditions, nor the internal regulations.
